Short answer: For the most square feet per dollar, Marysville comes out ahead. Redfin's data for the three months ending September 2026 shows a median of about $335 per square foot in Marysville, compared with $342 in Lake Stevens and $373 in Everett. For the lowest price to get in the door, Everett wins, with a $574,726 median sale price versus $617,956 in Marysville and $674,679 in Lake Stevens. So Everett tends to mean a cheaper but smaller home, and Marysville and Lake Stevens tend to mean more space for a higher total price.

This guide is for people who already work in the area, at Boeing in Everett or at a tech employer to the south, and want to compare value across these three Snohomish County cities. All figures below were checked on October 22, 2026.

What "most house" looks like for the same budget

Price per square foot is the cleanest way to compare value across cities. Here's a simple illustration using each city's Redfin median price per square foot. It is math on the medians, not a promise about any one listing.

  • Everett: $600,000 ÷ $373 is about 1,610 sq ft.
  • Lake Stevens: $600,000 ÷ $342 is about 1,750 sq ft.
  • Marysville: $600,000 ÷ $335 is about 1,790 sq ft.

That's roughly 180 more square feet in Marysville than in Everett for the same money. Everett's lower median price comes partly from a mix that includes more smaller homes and condos, so if you need a specific size, compare the same home type and size across all three cities rather than the citywide median.

Monthly payment at this week's rate

Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed rate at 7.32% as of October 22, 2026, down from 7.40% the week before. Here's principal and interest at each city's median price with 20% down. Property taxes, insurance and any HOA dues come on top, and your own rate will depend on your credit and loan.

CityMedian price20% downLoanPrincipal and interest (30-yr, 7.32%)
Everett$574,726$114,945$459,781about $3,158/mo
Marysville$617,956$123,591$494,365about $3,396/mo
Lake Stevens$674,679$134,936$539,743about $3,708/mo

At 7.32%, every $10,000 you borrow adds about $69 a month in principal and interest. That makes it easy to price a bigger home: an extra $50,000 for more space costs roughly $343 a month before taxes and insurance.

How fast homes are selling

Everett is moving fastest, with a median of 13 days on market, compared with 20 days in both Marysville and Lake Stevens. Marysville and Lake Stevens homes are selling slightly above list on average (100.2% and 100.1%), while Everett is just under (99.7%). At the same time, Redfin shows a large share of listings taking price cuts: 42.8% in Marysville and 46.7% in Lake Stevens. In practice that means well-priced homes still go quickly, while overpriced ones sit and come down, so it pays to look at how long a specific listing has been on market before you decide how hard to bid.

The commute question

For a Boeing Everett commute, Everett usually keeps the drive shortest, and Marysville and Lake Stevens add distance in exchange for more space per dollar. The right answer depends on your shift, your route and how many days a week you're on site, so test it yourself:

  • Drive it at your real shift time. Check the route from a specific address to your gate on a weekday at the hour you'd actually leave, in both directions.
  • Price the time. If a Marysville or Lake Stevens home saves you $200 to $500 a month but adds 30 to 40 minutes a day, decide whether that trade is worth it for your schedule.
  • Don't plan around future light rail. Sound Transit lists the Everett Link Extension's opening as 2037 to 2041, with stations including SW Everett Industrial Center and Everett Station. None of these three cities has Link service in 2026, so treat it as a long-term bonus, not part of your near-term commute.
  • If you also commute south to Seattle, see our guide on Everett vs Lynnwood for Boeing and tech buyers, where the Link 1 Line at Lynnwood City Center changes the math.

Which city fits which buyer

Everett: lowest entry price, shortest Boeing drive for many

Best if you want the smallest down payment and loan, or you're fine with a smaller home or a condo or townhome. Homes are selling fastest here, so be ready to move quickly.

Marysville: most square feet per dollar

Best if space matters most and you can absorb a longer drive. It has the lowest median price per square foot of the three, and Redfin counted 254 sales in September, which gives you a lot of homes to compare.

Lake Stevens: more space than Everett, highest total price

Best if you want more room than Everett offers at a similar price per foot to Marysville, and you're comfortable with the highest median price and payment of the three. Nearly half of listings had a price cut, so there may be room to negotiate on homes that have been sitting.

How to compare these three cities in one weekend

  1. Pick one home type and size (for example, a three-bedroom house around 1,800 sq ft) and pull recent sold comps for it in all three cities.
  2. Run the payment on each with your actual lender quote, not the national average.
  3. Drive from each shortlisted address to work at your real shift time.
  4. Check days on market and price-cut history on each listing before deciding how hard to bid.
  5. Ask for each home's property tax amount, since the payment table above leaves taxes out.
