Step 2: Analyze Properties for Investment Potential

Not all properties are good investments. We analyze:

  • Rental income potential — what can you realistically rent it for?
  • Operating costs — mortgage, property tax, insurance, maintenance, vacancy rate
  • Cap rate — Annual NOI ÷ Purchase Price (your return on investment)
  • Appreciation potential — is this neighborhood growing in value?
  • Tenant demand — are renters actively looking in this area?
  • Exit strategy — can you sell in 10 years if needed?

We show you the math. If the numbers don't work, we say so. We don't push bad investments.

Real example: A downtown Seattle condo looked cheap at $600K. Analysis showed high HOA fees, low rental rates, and slow appreciation. We passed. A month later we found a Bellevue single-family home that penciled at 7% cap rate — much better.

Step 3: Find the Right Property

We actively hunt for investment properties that fit your criteria:

  • Off-market deals before they hit MLS
  • Fixer-uppers with value-add upside (if you want to increase equity)
  • Multi-unit properties for scale
  • Owner-occupied duplexes — buy one, live in one, rent the other
