Selling This Fall: Lynnwood vs Mukilteo vs Edmonds vs Everett, Which Market Favors Sellers?

Short answer: In Redfin's September 2026 data, Edmonds and Everett sellers had the strongest hand of these four cities: homes sold at about 99.9% and 99.7% of list price, and roughly 29.8% and 31.5% sold above list. Lynnwood and Mukilteo were softer, with about 40.2% and 40.0% of homes taking a price drop. Your street and home type matter more than the city average, so use this as a starting point.

City Median sale price (3 months) Change year over year Median days on market Sale-to-list Sold above list Homes with price drops
Lynnwood $734,650 up 5.1% 24 99.0% 20.8% 40.2%
Mukilteo $962,042 up 2.7% 24 98.4% 20.5% 40.0%
Edmonds $1,017,344 up 7.1% 15 99.9% 29.8% 32.2%
Everett $574,726 down 6.5% 13 99.7% 31.5% 37.8%

Source: Redfin city housing-market pages and data, three months ending September 2026 (price, days on market) and September 2026 (sale-to-list, above list, price drops), checked October 29, 2026. Redfin now rates all four "very competitive." Redfin hadn't published October 2026 figures yet when we checked, so these are still September numbers.

What the numbers mean for a seller

  • Edmonds: median 15 days on market and the lowest price-drop share of the four (32.2%). Pricing close to the recent sales still tends to work.
  • Everett: the fastest market here at 13 days, with single-family homes at a median of 11 days, even though the citywide median price is down 6.5% from a year earlier.
  • Lynnwood: single-family homes moved in 17 days, but condos took 54. If you're selling a condo, plan for a longer runway.
  • Mukilteo: the median price is up 2.7%, but sale-to-list slipped to 98.4% and 40.0% of homes cut price. An honest first price matters more here.

Excise tax at each city's median price

All four cities charge 0.50% local REET on top of the state's graduated rate. At each city's three-month median sale price, the combined state and local REET works out to about:

  • Lynnwood (median $734,650): $12,132 if closing by Dec 31, 2026; $12,085 if closing on or after Jan 1, 2027.
  • Mukilteo (median $962,042): $16,179 if closing by Dec 31, 2026; $16,133 if closing on or after Jan 1, 2027.
  • Edmonds (median $1,017,344): $17,164 if closing by Dec 31, 2026; $17,117 if closing on or after Jan 1, 2027.
  • Everett (median $574,726): $9,285 if closing by Dec 31, 2026; $9,238 if closing on or after Jan 1, 2027.

Washington's real estate excise tax (REET) has a graduated state portion plus a local portion. For sales from Jan 1, 2023 through Dec 31, 2026, the state rate is 1.1% on the part of the price up to $525,000, 1.28% from $525,000 to $1,525,000, 2.75% from $1,525,000 to $3,025,000, and 3.0% above that. For sales beginning Jan 1, 2027, the Department of Revenue has raised those thresholds to $551,000, $1,551,000 and $3,051,000 (same rates). Local REET is 0.50% in Lynnwood, Mukilteo, Edmonds and Everett, per DOR's rate table effective May 1, 2026. DOR says the seller usually pays REET; if it goes unpaid, the buyer is responsible and it can become a lien on the property. DOR also adds a $5.00 state technology fee to each transfer.
