Redfin’s three-month median sale price ending July 2026 was $1,324,337 in Redmond and $1,314,342 in Kirkland. Price will not decide this search. Neighborhood, which building you badge into, and daily life will.

Both markets are very competitive. Redfin reports the average home in each city selling about 2% below list and going pending in the low-20s days; hot listings can still go pending in about a week. Do not treat that citywide average as a guarantee on the house you want.

1. Commute: Redmond is Microsoft’s city; Kirkland is Google’s

Microsoft’s main campus sits in Redmond. Education Hill, Grass Lawn, Overlake, and Downtown Redmond keep you on local streets. Sound Transit’s 2 Line serves Downtown Redmond, Marymoor Village (1,400-stall garage), Redmond Technology, and Overlake Village, with service through Bellevue — useful if you split time across Eastside offices.

Kirkland sits immediately west, on Lake Washington. Rose Hill, Bridle Trails, Houghton, and Juanita are the Microsoft-commute neighborhoods buyers compare. Google’s 6th Street campus (Phase III at 509 6th St. S.) and Kirkland Urban flip the math for dual-career households: Kirkland can be a walk for Google; Redmond is the reverse commute.

Drive times change by neighborhood, hour, and SR-520 vs. I-405 vs. surface streets. Test the drive at the hour you badge into your building.

2. What the same dollar buys

Citywide medians mix condos, townhomes, and single-family homes. That is why Redmond and Kirkland look tied near $1.3 million.

  • Redmond more often delivers newer construction, townhomes near the 2 Line, and family neighborhoods (Education Hill, Grass Lawn) with yards. Downtown and Overlake skew toward condos and townhomes.
  • Kirkland more often delivers older housing stock, waterfront-adjacent pricing, and a walkable downtown (Walk Score 51 vs. Redmond’s 33). You pay for lake access and village character more than for brand-new square footage.

Redmond’s median price per square foot ($624) sits slightly below Kirkland’s ($637). That is a modest gap, not a cheap-city versus expensive-city story.

3. Neighborhood shortlist for Microsoft employees

Redmond — closest to campus

  1. Education Hill — Single-family streets north of downtown, LWSD, short local drive to campus and Downtown Redmond Station.
  2. Grass Lawn — Between downtown and Overlake; 1970s–1990s houses around Grass Lawn Park.
  3. Overlake — Closest to campus and Redmond Technology Station; more condos/townhomes, more arterial retail.
  4. Downtown Redmond / Marymoor — 2 Line terminus, Marymoor Park, trails. Transit and amenities over lot size.

Kirkland — lifestyle and dual-campus

  1. Rose Hill / Bridle Trails — East Kirkland, closest to Microsoft and SR-520.
  2. Houghton / Downtown Kirkland — Waterfront parks, walkable dining, Google-adjacent.
  3. Juanita / Finn Hill — Typically more house than downtown Kirkland. Confirm LWSD assignment.

4. Schools: same district, different address

Lake Washington School District serves Kirkland, Redmond, and about half of Sammamish. That does not mean every address feeds the same elementary. Use LWSD’s School Assignment & Bus Finder on the parcel before you offer. Redfin/GreatSchools lists several 9/10 and 10/10 elementaries in both cities; ratings are not the boundary map.

5. RSUs, offer strategy, and the Ridiculous Tech Package

Which city should you choose?

  • Choose Redmond if your building is on the Redmond/Overlake campus, you want 2 Line access, or you prefer trails (Marymoor, Sammamish River) and newer housing over a waterfront downtown.
  • Choose Kirkland if you want Lake Washington parks and a walkable core, you or a partner work at Google Kirkland, or you also go to Bellevue and value I-405 / downtown Kirkland positioning.
  • Tour both. At these medians, the wrong neighborhood costs more than the wrong city name on the listing.
