Selling a Home in Everett, WA in 2026: Houses, Condos and Townhouses Are Moving at Different Speeds

Short answer: Everett homes are selling quickly right now, but how quickly depends on what you’re selling. Over the three months ending September 2026, Redfin shows Everett single-family homes selling in a median of 11 days. Condos took 26 days and townhouses 34. Prices were 6.5% lower than a year earlier across all home types, yet 31.5% of homes sold above list in September. Price for the type of home you have, and plan for a slower stretch if you list this winter.

  • Single-family homes are carrying the market: more sales than a year ago (169 against 150) and a median of 11 days.
  • Condos sold less often than a year ago (38 against 58) and took about 26 days.
  • Townhouses had the largest price change, −17.0%, on a small number of sales.

Citywide demand, September 2026

  • Sale-to-list: 99.7%, up 0.6 points from a year earlier.
  • Sold above list: 31.5%, up 5.7 points.
  • Homes with a price drop: 37.8%, down 1.2 points.

Redfin rates Everett “very competitive.” Both numbers are true at once: well-priced homes still draw more than one buyer, and more than a third of homes for sale had cut their price. Our explainer on what price drops mean goes through how to read that.

Last winter, single-family days on market climbed from 16 to 38 by February, then fell to about a week by spring. Condos stayed slower all year. If you’re listing between now and February, plan your pricing and your budget for carrying costs around the longer number, not this summer’s. Our guide to selling in winter has more on timing.

What to do with that, by home type

  • Single-family. Buyers are moving quickly when the price is right, so the first two weeks matter most. Price against the homes buyers are touring now, and have the disclosure statement ready on day one.
  • Condo. Order the association’s resale certificate when you decide to list. Under RCW 64.90.640 the association has 10 days to provide it, the charge is capped at $275, and the buyer can cancel within five business days of first receiving it unless they had it more than five business days before signing. Getting it to buyers early closes that window sooner.
  • Townhouse. With so few sales, the city median is a weak guide. Your price should come from the specific recent sales and active listings closest to your home.

State graduated REET plus the 0.50% local rate (DOR local rate table effective May 1, 2026), before DOR’s $5.00 technology fee. Calculated at the median, not a quote; your figure depends on your actual price. Prices: Redfin, Everett WA, three months ending September 2026, checked October 30, 2026.

For sales through December 31, 2026, the state rate is 1.1% on the part of the price up to $525,000, 1.28% from there to $1,525,000, 2.75% to $3,025,000, and 3.0% above that. For sales beginning January 1, 2027, DOR has raised those thresholds to $551,000, $1,551,000 and $3,051,000 at the same rates. That trims about $46.80 off the tax on most sales between $551,000 and $1,525,000; sales of $525,000 or less pay the same either way. At Everett’s condo and townhouse medians, the 2027 change makes no difference. DOR says the seller usually pays; if not, the buyer is responsible and unpaid tax can become a lien on the property.

Disclosure

Unless the buyer waives it or the sale is exempt, you deliver the seller disclosure statement within five business days of mutual acceptance unless you agree otherwise, and the buyer has three business days to accept it or rescind (RCW 64.06.030). RCW 64.06.020 currently has two versions on the Legislature’s site: one marked effective until January 1, 2027, and one effective January 1, 2027. The 2027 version adds Environmental question 7L, which asks whether the property includes a family burial ground, mausoleum or columbarium. If your listing runs across the new year, confirm which form you’re using when the disclosure is delivered.
