Buy First or Sell First? A Move-Up Plan for Snohomish and King County (2026)

Short answer: Most move-up sellers in Snohomish and King County end up choosing between two risks: selling first and needing a place to live in between, or buying first and carrying two homes for a while. Which one you can take on usually comes down to one lender question. Under Fannie Mae’s rules, if your current home won’t close before the new purchase, the lender counts both housing payments unless your sale is already under contract and the buyer’s financing contingency has been cleared. Ask your lender that question first, then look at how fast homes like yours are selling.

The two paths side by side

Summary for planning, not lending advice. Loan rules vary by program; Fannie Mae’s Selling Guide is used here as a common benchmark.

What the lender will look at

Fannie Mae’s guide says that when your current home is pending sale but won’t close before you buy, the lender has to count your current home’s payment (principal, interest, taxes, insurance and any association dues) along with the new one. The exception is narrow: the lender can leave the old payment out if you provide the executed sales contract on your current home and confirmation that any financing contingencies have been cleared.

If you plan to keep the current home and rent it out, Fannie Mae doesn’t let the lender count rent from a lease on the home you’re leaving. Market rent has to come from an appraisal, a comparable rent schedule, or market tools with at least three comparable rentals. The lender takes 75% of that gross rent and subtracts the home’s full payment. A positive result can offset that home’s payment only; a negative one is added to your debts. If you have less than 12 months of property management experience, the lender must also verify six months of reserves to cover that home’s payment.

Some owners plan to tap their equity with a home equity line of credit to fund the down payment. The CFPB notes that if you sell your home, you are generally required to pay off a HELOC in full immediately, and that if you’re likely to sell soon, you should weigh whether the up-front costs of setting one up are worth it. Ask any lender offering short-term financing for its full costs in writing.

How fast homes are selling

If you sell first, you need to know how long you might be between homes. If you buy first, you need to know how long you might carry two. Redfin’s numbers give a starting point:

Redfin city housing market pages: medians and days on market cover the three months ending September 2026; sale-to-list and price-drop shares are for September 2026. Checked October 30, 2026. Closing usually takes additional time after a buyer is under contract.

Across these ten cities, median days on market ran from 13 in Everett to 36 in Redmond, and between 32.2% and 54.7% of homes for sale had cut their price in September. Those are midpoints. If your home is priced high for its area, or you’re selling into the winter months, plan for longer. For a closer look at four Snohomish County cities, see our Lynnwood, Mukilteo, Edmonds and Everett comparison.

Ways to soften either path

  • Sell first with more time. Ask for a longer closing period, or negotiate to rent the home back from your buyer for a short period after closing. Put any rent-back in writing in the purchase agreement.
  • Buy first with a home-sale contingency. It protects you if your home doesn’t sell, but sellers often treat it as a weaker offer. Our guide to contingencies explains how they work.
  • List and shop at the same time. Get your home ready and priced so it goes under contract fast, and line up the purchase so the two closings land close together. This works best when your lender has already told you what it needs.
  • Know your earnest money exposure. If the purchase falls through because your sale didn’t close, RCW 64.04.005 caps the earnest money a seller can keep as its only remedy at 5% of the price. Larger forfeiture terms aren’t banned, but they’re judged under ordinary contract law.

Taxes if you sell, or if you keep the old home

Washington’s capital gains tax doesn’t apply to the sale of real estate, according to the Department of Revenue. Federal tax is different. The IRS lets you exclude up to $250,000 of gain from the sale of your main home, or $500,000 on a joint return, if you owned and lived in it for at least 24 months of the five years before the sale. That matters if you rent out the old home instead of selling: rent it long enough and you may no longer meet the use test when you do sell. Read IRS Publication 523 or talk to a tax professional, and see our capital gains overview and our piece on whether to sell or rent out your King County home.

Washington’s real estate excise tax applies to your sale either way. The state thresholds rise for sales on or after January 1, 2027, which saves about $46.80 on most sales between $551,000 and $1,525,000; that isn’t enough to plan a move around.

FAQ

Is it better to buy first or sell first?

Neither is better for everyone. Selling first means you know your proceeds and qualify with one housing payment, but you may need somewhere to live in between. Buying first lets you move once, but unless your current home's sale is already under contract with the buyer's financing contingency cleared, a lender following Fannie Mae's rules will count both payments when it qualifies you. Start with your lender's answer to that question.

Can I qualify for a new mortgage before my house sells?

Possibly, but the lender will usually count the payment on your current home along with the new one. Under Fannie Mae's rules, the old payment can be left out only if you provide the executed sales contract on your current home and confirmation that any financing contingencies have been cleared.

Can I rent out my current home to qualify for the next one?

Fannie Mae lets lenders count rent from a departing residence, but not from a lease. Market rent has to be documented by an appraisal, a comparable rent schedule or market tools with at least three comparable rentals. The lender uses 75% of the gross rent minus the home's full payment, and may require six months of reserves for that home if you have less than a year of property management experience.

Do I have to pay off my HELOC when I sell?

Generally, yes. The CFPB says that if you sell your home you are generally required to pay off a HELOC in full immediately, and that if you're likely to sell soon you should weigh the up-front costs of opening one.

Do I owe Washington capital gains tax when I sell my house?

No. The Department of Revenue says Washington's capital gains tax doesn't apply to the sale or exchange of real estate. Federal tax can still apply; the IRS lets you exclude up to $250,000 of gain, or $500,000 on a joint return, if you meet the ownership and use tests.
