Selling a Home in Mukilteo, WA in 2026: Prices Are Up, but Spring's Over-List Sales Have Faded
Short answer: Mukilteo house prices are up, but buyers have stopped bidding the way they did in spring. Redfin's single-family median for the three months ending September 2026 was $1,164,536, up 10.9% from a year earlier. At the same time the average home sold for 98.4% of list price, only 20.5% sold above list, and 40.0% of homes had a price drop. Single-family homes took a median of 25 days, against 6 in May. And at Mukilteo prices, the excise tax bill is large enough to plan around.

Source: Redfin, Mukilteo WA housing market, checked October 29, 2026. Prices and days on market are Redfin's latest figures, covering the three months ending September 2026; homes sold is the September count. Only 12 condos and 7 townhouses sold in September, so those rows can move a lot from month to month. Redfin rates Mukilteo "very competitive" (Compete Score 74) and says homes get about 1 offer on average. October 2026 figures were not out yet when we checked.
Spring and fall were two different markets
Source: Redfin, Mukilteo monthly figures, checked October 29, 2026. *Redfin's latest month blends the three months ending September 2026.
From April through June, Mukilteo homes sold at or slightly above list on average and single-family homes went under contract in about a week. By September the same measures looked like last winter's, while the single-family median stayed near its summer high (Redfin's monthly median was $992,500 in June and $1,170,000 in August). Part of that is likely the mix of homes that sold: Redfin's median price per square foot, $436, was down 2.6% from a year earlier, so a higher median doesn't mean every home is worth more.
What this means for a seller: the spring sales your neighbors talk about are not a good guide to this fall's price. A sale-to-list ratio of 98.4% on a $1.1 million home is about $18,000 below asking on average, and that is before the homes that sat and cut.
Pricing a Mukilteo home this fall
- Use the most recent closed sales and the homes buyers can tour now. In a market with about one offer per home, you're competing with other listings, not with other buyers.
- Price for the buyer who has seen everything else. At $1 million and up there are fewer buyers in the pool, and they usually tour every comparable home before writing. Being the best value in your price band does more than a high start with room to come down.
- Fix or disclose the big items before you list. Roof, drainage on sloped lots, decks and the side sewer come up often in inspections of older homes. A repair request after mutual acceptance is a second price negotiation.
- Plan the first change in writing. Agree with your agent what happens at two and four weeks without an offer.
Excise tax at Mukilteo prices
State graduated REET plus Mukilteo's 0.50% local REET (DOR rate table effective May 1, 2026), before DOR's $5.00 technology fee. Prices are Redfin's Mukilteo medians for the three months ending September 2026.
Above $1,525,000, the state rate on the extra dollars rises from 1.28% to 2.75%. On a $1,700,000 sale, for example, state plus local REET is about $31,888 for a 2026 closing and $31,458 from Jan 1, 2027. The 2027 change saves about $429 at that price and about $47 at the median, which is rarely enough to move a closing date.
The state portion is graduated. For sales through Dec 31, 2026 it is 1.1% on the part of the price up to $525,000, 1.28% from $525,000 to $1,525,000, 2.75% from $1,525,000 to $3,025,000, and 3.0% above that. For sales beginning Jan 1, 2027, DOR has raised those thresholds to $551,000, $1,551,000 and $3,051,000 at the same rates. DOR says the seller usually pays; if it goes unpaid, the buyer is responsible and it can become a lien on the property. Penalties and interest apply if it isn't paid within one month of the sale date, and DOR adds a $5.00 technology fee to each transfer. Escrow normally collects it at closing.
Disclosure and HOA paperwork
Under RCW 64.06.030, unless the buyer waives it or the sale is exempt, you deliver the seller disclosure statement (often called Form 17) no later than five business days after mutual acceptance, unless otherwise agreed. The buyer then has three business days to accept it or rescind. RCW 64.06.020 carries a revised form that takes effect Jan 1, 2027, and the current version is marked effective until that date, so a 2027 closing should use the new version.
If you're selling a condo or a home in a community covered by RCW 64.90, the association must provide the resale certificate within 10 days of your request, for a preparation charge of no more than $275. Ask your association which statute it operates under if you're not sure.

Slightly. Washington raises the REET thresholds on Jan 1, 2027. Below about $1.55 million the saving is about $47. On a sale above $1,551,000 it is about $429. That is rarely enough to change your timing.
