Short answer: Lynnwood homes still sell, but it takes longer and more sellers are cutting price than a year ago. Redfin's figures for the three months ending September 2026 put the single-family median at $797,317, up 3.7% from a year earlier, with a median of 17 days on market, 12 days longer than last year. In September, 40.2% of Lynnwood homes had a price drop, up 8.1 points, and 20.8% sold above list, down 7.3 points. The first price you pick matters more than it did last fall.

Source: Redfin, Lynnwood WA housing market, checked October 29, 2026. Prices and days on market are Redfin's latest figures, covering the three months ending September 2026; homes sold is the September count. Only 16 condos and 7 townhouses sold in September, so those rows can move a lot from month to month. Redfin rates Lynnwood "very competitive" (Compete Score 81) and says homes get about 2 offers on average. October 2026 figures were not out yet when we checked.

What changed since last fall

  • Homes are taking longer. The all-types median of 24 days is 17 days longer than a year earlier. Single-family homes are at 17 days, 12 days longer.
  • More listings cut price. 40.2% of homes had a price drop in September, against 32.1% in September 2025.
  • Fewer homes sold over list. 20.8% sold above list, 7.3 points lower than a year earlier. The average sale-to-list ratio was 99.0%.
  • Prices held up. The single-family median is up 3.7% and the all-types median is up 5.1%. Redfin's median price per square foot is $403, down 3.5%, so part of the price gain reflects which homes sold, not just higher values.

Put together: buyers are still paying close to asking for homes they think are priced right, but they're letting the rest sit. A listing that starts high now tends to end up in the price-drop group, and it carries the extra days on market into every showing.

Condos and townhouses need a longer runway

Lynnwood condos took a median of 54 days and townhouses 53 days, roughly three times the single-family figure. Redfin counts 176 condo and 66 townhouse sales over the 12 months ending September 2026, against 699 single-family sales, so there are fewer buyers shopping for each. If you're selling a condo, plan for a longer listing period and order the HOA resale certificate early. Under RCW 64.90.640 the association has 10 days from your request to provide it, and the preparation charge can't exceed $275. Our condo seller guide for Lynnwood, Bothell and Mukilteo goes into more detail.

A pricing plan for a Lynnwood listing

  1. Price against what's for sale now, not last spring. In May 2026 Lynnwood single-family homes sold in a median of 6 days. That is not this market. Buyers compare your home with the active listings they're touring this week.
  2. Decide your two-week and four-week moves before you list. If showings are steady but no offer comes, the price is usually the problem. If showings are thin, check the photos and the online description too. Write down what you'll change and when.
  3. Make the first reduction count. A small cut often doesn't move a listing into a new search price band. If you're going to adjust, look at where buyers' price filters break (for example $750,000 or $800,000) and land below one.
  4. Know your net before you negotiate. With more homes sitting, buyers ask for repair credits and closing-cost help. Work from what you walk away with after excise tax and costs, not from the sale price.

State graduated REET plus Lynnwood's 0.50% local REET (DOR rate table effective May 1, 2026), before DOR's $5.00 technology fee. Prices are Redfin's Lynnwood medians for the three months ending September 2026. Your figure depends on your actual sale price.

The state portion is graduated. For sales through Dec 31, 2026 it is 1.1% on the part of the price up to $525,000, 1.28% from $525,000 to $1,525,000, 2.75% from $1,525,000 to $3,025,000, and 3.0% above that. For sales beginning Jan 1, 2027, DOR has raised those thresholds to $551,000, $1,551,000 and $3,051,000 at the same rates. DOR says the seller usually pays; if it goes unpaid, the buyer is responsible and it can become a lien on the property. Penalties and interest apply if it isn't paid within one month of the sale date, and DOR adds a $5.00 technology fee to each transfer. Escrow normally collects it at closing.

The seller disclosure

Under RCW 64.06.030, unless the buyer waives it or the sale is exempt, you deliver the seller disclosure statement (often called Form 17) no later than five business days after mutual acceptance, unless otherwise agreed. The buyer then has three business days to accept it or rescind. RCW 64.06.020 carries a revised form that takes effect Jan 1, 2027, and the current version is marked effective until that date, so a 2027 closing should use the new version.

The disclosure is based on what you actually know. If you've had the roof, sewer line or crawlspace looked at, the form asks about it, so gather those reports, permits and repair invoices before you list.

Lynnwood's local REET rate is 0.50%. At the $797,317 single-family median, state plus local REET is about $13,247 if the sale closes by Dec 31, 2026, or $13,200 from Jan 1, 2027.

Should I wait until spring to sell in Lynnwood?

Not automatically. Last winter Lynnwood sales slowed, but in February 2026 only 16.7% of homes had a price drop and single-family homes sold in a median of 6 days. A well-priced winter listing faces fewer competing homes. Waiting makes more sense if the house needs work you can finish before spring.
