Selling a Condo in Lynnwood, Bothell or Mukilteo in 2026: Prices, Days on Market and the Resale Certificate
Short answer: Condos in Lynnwood and Bothell are taking much longer to sell than houses. In Redfin's September 2026 data, the median Lynnwood condo sold in 54 days against 17 for a single-family home, and Bothell condos took 53 days against 28. Mukilteo condos moved faster, at 25 days. A condo sale goes best when the price is set against the other units for sale, the HOA documents are ready on day one, and the buyer's full monthly cost, dues included, is easy to see.
Condo prices and days on market, September 2026
Source: Redfin, Lynnwood, Bothell and Mukilteo WA housing markets, September 2026 data by property type, checked October 29, 2026. Condo sale counts are small (16, 18 and 12 sales), so these medians can move a lot from one month to the next. October 2026 figures were not out yet when we checked.
The direction matters as much as the number. Redfin shows the Lynnwood condo median days on market 43 days longer than a year earlier. In Bothell and Mukilteo it was shorter than a year earlier, by 30 and 27 days. Citywide, across all home types, 40.2% of Lynnwood homes, 54.7% of Bothell homes and 40.0% of Mukilteo homes had a price drop in September.
What your buyer is weighing
Most condo buyers here are watching the monthly number. Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed rate at 7.24% for the week of October 29, 2026. At each city's median condo price:
- Lynnwood ($339,965): 5% down ($16,998) is about $2,201/month in principal and interest, before HOA dues, taxes, insurance and mortgage insurance.
- Bothell ($489,950): 5% down ($24,498) is about $3,172/month in principal and interest, before HOA dues, taxes, insurance and mortgage insurance.
- Mukilteo ($361,463): 5% down ($18,073) is about $2,340/month in principal and interest, before HOA dues, taxes, insurance and mortgage insurance.
Lenders count HOA dues as part of the housing payment when they qualify a buyer, so the dues shrink the price a buyer can afford. If your dues are higher than similar buildings nearby, or a special assessment is coming, the price has to account for it. Rates change weekly, and a buyer's own rate depends on credit, loan type and points.
The resale certificate: order it before you list
Under RCW 64.90.640, a Washington condo seller has to give the buyer a resale certificate from the association. The association must furnish it within 10 days after the owner asks, and the preparation charge can't exceed $275. Among other things, it lists:
- the current regular assessment and any special assessments, plus any amount past due;
- any other fees owners pay the association;
- any expected repair or replacement cost above 5% of the association's annual budget;
- whether the association has a reserve study;
- the association's most recent annual financial statement.
The buyer can cancel within five business days after first receiving the certificate, unless they received it more than five business days before signing. Handing it over with the listing, rather than after mutual acceptance, gives buyers time to read it before they write an offer. That removes one cancellation window from the deal.
A short checklist for condo sellers
- Request the resale certificate the week you decide to list.
- Pull the last 12 months of board minutes and look for planned projects or assessments a buyer will ask about.
- Price against the active units in your building and the next few buildings over, adjusting for dues, parking and storage.
- Write down the adjustment plan for week two and week four if showings don't turn into offers.
- Plan for the excise tax. At the condo medians above, state plus 0.50% local REET is about $5,439 in Lynnwood, $7,839 in Bothell and $5,783 in Mukilteo. Those prices sit below both the 2026 and 2027 state thresholds, so the figure is the same either year. DOR says the seller usually pays it, and adds a $5.00 technology fee.
- Deliver the seller disclosure statement (RCW 64.06.020) within five business days of mutual acceptance unless otherwise agreed. A revised form takes effect Jan 1, 2027.

Yes, under RCW 64.90.640. The association must furnish it within 10 days of the owner's request, for a preparation charge of no more than $275. A buyer can cancel within five business days after first receiving it, unless they received it more than five business days before signing.

All three cities have a 0.50% local rate. At the September 2026 condo medians, state plus local REET is about $5,439 in Lynnwood, $7,839 in Bothell and $5,783 in Mukilteo, the same in 2026 or 2027 at those prices.
Why do HOA dues matter when selling a condo?
Buyers and their lenders count the HOA dues as part of the monthly cost. At Freddie Mac's 7.24% average for the week of October 29, 2026, principal and interest on a median Lynnwood condo with 5% down is about $2,201 a month before dues, so a few hundred dollars of dues changes what a buyer can afford.
