Bellevue vs Kirkland for a Meta or Amazon Employee Who Already Works on the Eastside?

If you already badge into Meta or Amazon on the Eastside, buy in Bellevue when Spring District or downtown-tower proximity and 2 Line stations matter most, and buy in Kirkland when you want Lake Washington walkability and a lower citywide price — Redfin’s July 2026 three-month medians were $1,549,224 in Bellevue and $1,314,342 in Kirkland.

That is about a $235,000 gap, unlike Redmond vs. Kirkland, which sat nearly even. Price still will not pick the house by itself. Neighborhood, which building you badge into, and daily life will.

Odigo Real Estate Club (16108 Ash Way, Suite 201, Lynnwood, WA 98087) serves King and Snohomish counties. This is a Bellevue-vs-Kirkland comparison for people who already work on the Eastside — not a clone of Odigo’s Bellevue agency page or Kirkland tech-worker page.

Bellevue vs Kirkland at a glance (July 2026)

Factor: Meta offices · Bellevue: Spring District (Blocks 16 and 24) · Kirkland: Eastside drive / I-405

Factor: Public schools · Bellevue: Bellevue School District (verify; some Issaquah SD) · Kirkland: Lake Washington School District

Both markets are very competitive. Redfin reports the average home in each city selling a little below list; hot listings can still go pending in about a week. Do not treat that citywide average as a guarantee on the house you want.

1. Commute: Bellevue is Meta’s and Amazon’s Eastside city; Kirkland is Google’s

Meta’s occupied Spring District offices include Block 16 (1288 123rd Ave. NE) and Block 24 (12355 NE District Way), next to Spring District/120th and BelRed/130th. If you already badge in there, BelRed, Wilburton, or Downtown Bellevue is a local-street or one-stop 2 Line problem — not an I-405 problem.

Amazon’s Eastside footprint is downtown Bellevue: Sonic (555 108th Ave. NE), West Main / Dynamo (117 106th Ave. NE), and Bellevue 600 (633 110th Ave. NE), next to Bellevue Downtown Station. Sound Transit’s Crosslake Connection opened March 28, 2026, so a hybrid that still goes to South Lake Union can ride across the lake instead of driving SR-520 every office day.

Kirkland sits immediately north on Lake Washington. Houghton, Downtown Kirkland, Rose Hill, and Juanita are the neighborhoods Bellevue-tech buyers compare. Google’s 6th Street campus (Phase III at 509 6th St. S.) and Kirkland Urban flip dual-career math: Kirkland can be a walk for Google; Bellevue is the reverse commute on I-405. Kirkland does not have a 2 Line station. Confirm I-405 / NE 85th BRT service before you buy for transit. Test the drive at the hour you badge into *your* building.

2. What the same dollar buys

Citywide medians mix condos, townhomes, and single-family homes. Compare like-for-like: a Spring District townhome to a Houghton townhome, not a Downtown Park condo to a Finn Hill rambler.

  • Bellevue more often delivers high-rise condos, newer BelRed / Spring District product, and family hillsides (Somerset, Newport Hills) in Bellevue School District. Citywide Walk Score is 41 because Somerset scores 12; Downtown Bellevue scores about 94.
  • Kirkland more often delivers older housing stock, a walkable lakefront downtown (Walk Score 51 vs. Bellevue’s 41), and Google-adjacent streets. You pay for lake access and village character more than for a 2 Line entrance.

Per square foot, Bellevue ($646) sits only slightly above Kirkland ($637). The headline gap is the median sale price, not the per-foot rate.

3. Neighborhood shortlist for Meta and Amazon employees

Bellevue — closest to Meta and Amazon

  1. Spring District / BelRed — Meta offices; 2 Line at Spring District/120th and BelRed/130th; newer condos and townhomes.
  2. Downtown Bellevue / Old Bellevue — Amazon towers; Bellevue Downtown and East Main stations. Transit over lot size.
  3. Somerset / Newport Hills — Single-family, Bellevue School District, I-90. More house than downtown.
  4. Factoria / Crossroads / Lake Hills — Often the value play versus downtown towers; Factoria is next to T-Mobile (12920 SE 38th St.).

Kirkland — lifestyle and dual-campus

  1. Houghton / Downtown Kirkland — Waterfront parks, walkable dining, Google-adjacent.
  2. Rose Hill / Bridle Trails — Closest to Bellevue, I-405, and Microsoft. Bridle Trails also has a Bellevue side — confirm city and school district on the parcel.
  3. Juanita / Finn Hill / Totem Lake — Typically more house or townhome than downtown Kirkland. Confirm LWSD assignment.

4. Schools: different districts, not a tie by city name

Bellevue is primarily Bellevue School District (some addresses sit in Issaquah School District — use BSD’s School Locator on the parcel). Kirkland is Lake Washington School District. That is a real split, unlike Redmond vs. Kirkland (both LWSD). Ratings are not the boundary map.

5. RSUs, offer strategy, and the Ridiculous Tech Package

Amazon and Meta pay is rarely just salary. Vesting dates, share sales for a down payment, and the tax bill when you sell all affect close timing. Lenders typically want a documented RSU history before counting equity as qualifying income. Vested shares you can sell are not the same as unvested grants. Map the sale with your lender and tax advisor.

Odigo Real Estate Club built the Ridiculous Tech Package for employees at Microsoft, Amazon, Google, Meta, Apple, T-Mobile, and other Washington tech companies. As published at odigotechpackage.com, it includes:

  • Up to 1% commission rebate
  • RSU and stock-option guidance for down payments and lender conversations
  • Campus-proximity neighborhood insight
  • Moving services covered (as stated on that site)

Which city should you choose?

  • Choose Bellevue if you badge into Meta’s Spring District or Amazon’s downtown towers, you want 2 Line (including Seattle hybrid days), or you prefer Bellevue School District and an urban core.
  • Choose Kirkland if you want Lake Washington parks and a walkable downtown, you or a partner work at Google Kirkland, or the lower citywide median funds a house instead of a condo.
  • Tour both. At these medians, the wrong neighborhood costs more than the wrong city name on the listing.

FAQ

Is Bellevue more expensive than Kirkland in 2026?

Yes on the citywide median. Redfin’s July 2026 three-month medians were $1,549,224 (Bellevue) and $1,314,342 (Kirkland). Per square foot the gap is smaller ($646 vs. $637). Product mix drives a lot of both numbers.

Where should a Meta or Amazon employee who already works on the Eastside buy?

Meta Spring District: BelRed, Downtown Bellevue, Crossroads. Amazon downtown: Downtown / Old Bellevue, Somerset, Newport Hills, Factoria. Dual-career Google: Houghton, Rose Hill, Downtown Kirkland.

Does Kirkland have light rail to Meta or Amazon?

Kirkland does not have a 2 Line station. Bellevue does. Kirkland’s I-405 / NE 85th corridor is a separate Sound Transit BRT / station-area project; confirm current service before you buy for transit.

Can I use Amazon or Meta RSUs for a down payment?

Often yes, after you sell vested shares and account for taxes. Lenders treat RSU income differently from base W-2 wages. Use a lender who regularly underwrites tech equity, and map the sale to your vesting dates.
