Selling a Townhouse in Kirkland, Bothell, Redmond, Bellevue or Issaquah in 2026
Short answer: On the Eastside, townhouses are selling more slowly than houses right now, and in Kirkland and Bothell much more slowly. Over the three months ending September 2026, Redfin shows a median of 75 days on market for Kirkland townhouses and 71 for Bothell, against 23 and 28 days for single-family homes in those cities. Redmond, Bellevue and Issaquah townhouses moved in about a month. If you’re selling a townhouse this fall or winter, price against the other townhouses for sale and budget for a longer listing than a house would need.
Townhouses in five Eastside cities
Source: Redfin city housing-market pages for each city, townhouse and single-family figures for the three months ending September 2026 (latest available), checked October 30, 2026. Townhouse sample sizes are small, between 19 and 31 sales per city.
How quickly that changed
Source: Redfin monthly history for each city, checked October 30, 2026. Each figure is the median for the three months ending in that month.
Bothell is the sharpest change: townhouses there sold in a median of 11 days in the three months ending September 2025 and 12 in the spring, then 71 now. Kirkland rose from 27 days in July to 75. Redmond went the other way, from 53 days in the spring to 29. Small samples exaggerate these swings, but the direction in Kirkland and Bothell is clear enough to plan around.
What that means if you’re selling a townhouse
- Your competition is the other townhouses. A buyer looking at your unit is often touring others in the same complex or the next development over. Price against those, especially any with recent cuts, rather than against the citywide median.
- Plan for the longer number. In Kirkland and Bothell, a two- to three-month listing is the current median, not a bad outcome. Budget your carrying costs and your move with that in mind.
- Get the HOA paperwork moving early. If your townhouse is a condominium unit or is in an association governed by RCW 64.90, the association has 10 days after your request to provide a resale certificate, and the charge is capped at $275. The buyer can cancel within five business days of first receiving it, unless they got it more than five business days before signing. Not every townhouse association falls under that statute, so check your documents.
- Know what a buyer will look at. Monthly dues, what they cover, any planned special assessments and rental rules all come up. Have the answers in the listing packet.
Excise tax at townhouse prices
State graduated REET plus the 0.50% local rate (DOR local rate table effective May 1, 2026), before DOR’s $5.00 technology fee. Calculated at the median, not a quote; your figure depends on your actual price. Bothell’s 0.50% applies in both its King and Snohomish County parts. Prices: Redfin townhouse medians, three months ending September 2026, checked October 30, 2026.
For sales through December 31, 2026, the state rate is 1.1% on the part of the price up to $525,000, 1.28% from there to $1,525,000, 2.75% to $3,025,000, and 3.0% above that. For sales beginning January 1, 2027, DOR has raised those thresholds to $551,000, $1,551,000 and $3,051,000 at the same rates. That trims about $46.80 off the tax on most sales between $551,000 and $1,525,000; sales of $525,000 or less pay the same either way. DOR says the seller usually pays REET; if not, the buyer is responsible and unpaid tax can become a lien on the property.
Disclosure
Unless the buyer waives it or the sale is exempt, you deliver the seller disclosure statement within five business days of mutual acceptance unless you agree otherwise, and the buyer has three business days to accept it or rescind (RCW 64.06.030). RCW 64.06.020 currently has two versions on the Legislature’s site: one marked effective until January 1, 2027, and one effective January 1, 2027. The 2027 version adds Environmental question 7L, which asks whether the property includes a family burial ground, mausoleum or columbarium. If your listing runs across the new year, confirm which form you’re using when the disclosure is delivered.

FAQ
How long does it take to sell a townhouse in Kirkland or Bothell?
Longer than a house right now. Over the three months ending September 2026, Redfin shows a median of 75 days for Kirkland townhouses and 71 for Bothell, against 23 and 28 days for single-family homes in the same cities.
Where are Eastside townhouses selling fastest?
Of the five cities we checked, Redmond (29 days), Bellevue (31) and Issaquah (35) were quickest for the three months ending September 2026. Bellevue was also the only one where the townhouse median rose from a year earlier (+7.9%).
Why do townhouse numbers jump around so much?
Because there aren't many sales. Redfin counted between 19 and 31 townhouse sales per city for the three months ending September 2026. A few homes in a new development, or a few large end units, can move the median price or days on market a lot.
Do I need an HOA resale certificate to sell a townhouse?
If your townhouse is a condominium unit or sits in an association governed by Washington's common interest ownership act (RCW 64.90), yes: the association has 10 days to provide it and can charge up to $275. Not every townhouse is in that kind of association, so check your HOA documents or ask the association which law it operates under.
How much is the excise tax on a Kirkland townhouse?
At the $1,104,513 Kirkland townhouse median, state plus 0.50% local REET is about $18,715 for a 2026 sale date, or $18,669 from January 1, 2027, before DOR's $5 technology fee.
